Inventory Package (Opt-Out Service)
- Studio: £204.00 (£170.00 + VAT)
- 1–2 Bed: £240.00 (£200.00 + VAT)
- 3–4 Bed: £276.00 (£230.00 + VAT)
- 5–6 Bed: £312.00 (£260.00 + VAT)
Includes detailed inventory report, check-in, utility transfers, check-out, and dilapidations assessment.
Landlord Onboarding & Agreement Fee
Our onboarding & agreement fee will be charged at the rate of £90.00 Inc VAT (£75.00 + VAT) per tenancy.
Deposit Registration (Annual via TDS)
£42.00 (£35.00 + VAT) per tenancy, per year
Any interest earned on deposits is retained by TomkinsDavis.
Deposit Dispute Management
£240.00 (£200.00 + VAT)
Applies where TomkinsDavis are instructed to submit supporting evidence to TDS on the landlord’s behalf.
Section 8 Notice
£144.00 (£120.00 + VAT)
Rent Review & Section 13 Notice
£144.00 (£120.00 + VAT)
Includes preparation of documentation and tribunal support if required.
Emergency Repairs Authorisation
Up to £250 per contract where the landlord cannot be contacted.
Higher value works may be authorised to meet legal obligations or ensure tenant safety.
Additional Duties
With prior agreement, for services outside the standard scope of management (e.g. refurbishment project management, surveyor liaison, new compliance requirements).
Non-Completion & Private Letting Fees
Withdrawal After Securing Tenants: £600.00 (£500.00 + VAT)
Payable if the landlord does not proceed after references and contracts are issued.
Private Let to Introduced Tenant: 15% Inc. VAT (12.5% + VAT)
Based on a 12-month tenancy term rental where the landlord proceeds to let privately to a TomkinsDavis-introduced tenant.
