Landlord Fees
Let & Collect
TomkinsDavis will be responsible for marketing, securing suitable tenants, obtaining references, preparing contracts, collecting & registering deposits along with collecting rents.
Up to 15% Inc VAT (12.5% +VAT) charged from the rent
Full Management
TomkinsDavis will be responsible for carrying out all duties as outlined under Let & Collect and will also arrange for payment of all utility bills from rental funds as applicable whilst the property is under management. Any repairs required during the tenancy will be contracted out to suitably qualified contractors and wherever possible, landlords will be consulted or advised. TomkinsDavis will also arrange to inspect the property approximately once every six months.
Up to 18% Inc VAT (15% +VAT) charged from the rent
Inventory Package
Inventories will be prepared in-house and will be chargeable at the below rates which include tenant check-in, check-out inspection and transfer of Gas, Electric, Water and Council Tax.
STUDIO £204.00 Inc VAT (£170.00 +VAT)
1-2 BED PROPERTY £240.00 Inc VAT (£200.00 +VAT)
3-4 BED PROPERTY £276.00 Inc VAT (£230.00 +VAT)
5-6 BED PROPERTY £312.00 Inc VAT (£260.00 +VAT)
Onboarding & Renewal Fees
Our onboarding and renewal fees will be charged at the rate of £90.00 Inc VAT (£75.00 +VAT) per tenancy with the same rate charged for renewals.
Deposits
Deposit funds that are held by TomkinsDavis as stakeholders will be registered with the TDS and are currently charged annually at a rate of £36.00 Inc VAT (£30.00 +VAT).
Deposit Disputes
In the event of the tenant or landlord lodging a dispute with the TDS and TomkinsDavis are asked to act for the landlord and submit all evidence necessary, TomkinsDavis will charge a fee of £240.00 Inc VAT (£200.00 +VAT).
Withdrawal
In the event of TomkinsDavis securing tenants, taking up references and issuing contracts, if the landlord decides not to proceed for whatever reason, the landlord agrees to pay to the Agent a fee of £600.00 Inc VAT (£500.00 +VAT) upon demand to cover administration costs.
Tenants Fees
Holding Deposit
Holding Deposit (per tenancy) – One Weeks’ Rent.
This is to reserve a property.
Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit
Security Deposit (per tenancy) where rent payable is under £50,000 per annum – Five Weeks’ Rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent
Interest at 3% above the Bank of England Base Rate from the until paid in order to pursue non-payment of rent.
Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s)
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other person(s) requiring keys will be charged to the tenant. If any other extra costs are incurred there will be a charge of £15.00 per hour Inc VAT (£12.50 +VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract
Variation of Contract (tenant request) – £50.00 Inc VAT (£41.67 +VAT) per agreed variation to cover the costs associated with obtaining landlord instructions as well as preparation & execution of new legal documentation.
Change of Sharer
Change of Sharer (tenant request) – £50.00 Inc VAT (£41.67 +VAT) per replacement tenant or any other reasonable costs incurred.
This is in order to cover the costs associated with obtaining landlord instructions as well as preparation & execution of new legal documentation.
Early Termination
Early Termination (tenant request)
Should the tenant wish to leave their property early, upon agreement from the landlord, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding under the tenancy.
